How much does it cost to rent in Edmonton?

Rental prices in Edmonton through Zen Residential range from approximately $1,100/month for a 1-bedroom basement suite to $2,500+/month for a 4-bedroom house or townhome. Prices vary by neighbourhood, suite type, included utilities, and available amenities. Many properties offer 1 month free rent on a 12 or 13-month lease.

Are Zen Residential properties pet-friendly?

Yes — many of our properties accept pets. Most pet-friendly units allow cats and small dogs with a monthly pet fee of approximately $35/month per pet (maximum 2 pets). What utilities are typically included in Edmonton rentals?

Edmonton winters make utility inclusions a critical search factor. Many Zen Residential basement suites and some houses include heat and water as a flat-rate utility fee (typically $250–$400/month). Some properties include all utilities. Check each listing's description for the specific utility inclusions, or use the listing description keyword search to find "utilities included" properties.

Is parking available and included?

Most Zen Residential properties offer off-street parking, a single-car garage, or designated stall. Parking is included in the rent on many properties, especially houses and townhomes. Some properties offer additional parking stalls for an extra cost. Details are listed on each property page.

What is the standard lease term?

Zen Residential typically offers 12-month or 13-month fixed-term leases. Some properties may offer 6-month terms subject to availability. Security deposits are equal to one month's rent as required by Alberta's Residential Tenancies Act.

How do I schedule a viewing?

We typically respond within a few hours and aim to offer same-day or next-day viewings for available units.

What is required to apply for a Zen Residential rental?

To apply, you'll need: government-issued photo ID, proof of income (pay stubs, employment letter, or bank statements), references from previous landlords, and a completed online rental application. Applications are processed through our secure online portal. A credit check is conducted as part of the application process.

Does Zen Residential manage properties in Sherwood Park or St. Albert?

Zen Residential primarily manages properties within Edmonton city limits. Search our available listings for current inventory — we occasionally have properties in communities adjacent to Edmonton.

How do I pay rent?

Zen Residential tenants pay rent online through the Resident Portal (accessible via the Sign In link on this site). You can set up automatic pre-authorized payments, pay by e-transfer, or use the online portal for one-time payments.
