Renting with ZEN Residential — Frequently Asked Questions
ZEN Residential Management Group Ltd. is a RECA-licensed Alberta property management company managing rental homes in Edmonton, Calgary, Okotoks, Spruce Grove, and Fort McMurray.
What types of rentals does ZEN Residential offer?
We manage basement suites, main floor homes, upper and lower duplex suites, townhomes, condos, apartments, garage suites, garden suites, and furnished units. Suite sizes range from 550 sq ft one-bedroom suites to over 1,800 sq ft four-bedroom homes. Browse current availability on the Rentals page.
What cities and neighbourhoods does ZEN Residential serve?
Our primary market is Edmonton, with properties in Highlands, Beacon Heights, Beverly Heights, Newton, Calder, Holyrood, Bellevue, Rundle Heights, Montrose, Secord, Tamarack, and more. We also manage properties in Calgary (Mahogany, SW Calgary), Okotoks, Spruce Grove, and Fort McMurray.
How much does it cost to rent?
Monthly rents range from $750/month for private all-inclusive suites to $2,999/month for large furnished condos. Most single-family homes and suites rent between $1,099 and $2,299/month. Most townhomes and condos rent from $1,449 to $2,299/month. Current prices are on each individual listing.
Are utilities included?
Most ZEN Residential homes include heat and water. Some include all utilities. Some properties charge a flat monthly utility fee (typically $300–$400/month). Each listing states exactly what is included — confirm before applying.
Is parking available?
Most properties include off-street parking, a single-car garage, or a designated stall. Townhomes often include a garage or driveway. Some properties offer additional stalls for a fee. Details are on each listing.
Are pets allowed?
Yes — pets are welcome at most properties. A fee of $35 per pet per month applies (maximum 2 pets). Some properties have weight or breed restrictions. The pet policy for each property is on the listing. Call 825-917-9669 to confirm for a specific home.
What is the standard lease term?
Most leases are 12 or 13 months. Security deposits equal one month's rent as required by Alberta's Residential Tenancies Act. Many properties currently offer 1 month free rent on a qualifying lease — confirmed on each listing.
How do I schedule a viewing?
Call our 24/7 leasing line at 825-917-9669 (call only — no texts), or apply online and note your preferred viewing times. We aim for same-day or next-day viewings.
What is required to apply?
You will need: government-issued photo ID, proof of income (pay stubs, employment letter, or bank statements), previous landlord references, and a completed online application. A credit check is conducted as part of the process.
How do I apply?

How do I pay rent?
Rent is paid through the online Resident Portal, accessible via the Sign In link on this site. You can set up pre-authorized payments or pay by e-transfer.
Is this the same as ZEN Rentals or zenrentals.ca?
ZEN Residential Management Group Ltd. manages two rental divisions. This site (zenresidential.managebuilding.com) lists single-family homes, basement suites, duplexes, townhomes, and condos managed through our SFH division. Our apartment buildings and multi-family communities are listed at zenrentals.ca. Both divisions are managed by ZEN Residential Management Group Ltd.
Do you manage properties in Sherwood Park or St. Albert?
We do not currently manage properties in Sherwood Park or St. Albert. Use the Rentals search to browse all current inventory by city or postal code.
